Brief History of Bent Tree

Bent Tree Community, Inc. was started in 1969 when the developer bought 3,500 acres and divided the property into 3,481 building lots. At that time the dam was constructed forming the 110 acre swimming and fishing lake. Every lot in Bent Tree was sold by 1974 so anything that is for sale is a re-sale. Bent Tree was developed as a "weekend retreat" but is now evolving into a mountain residential community. There are over 860 homes in Bent Tree and 410 of these homes are occupied all year. The rest are for part-timers who still work or those who have winter homes in Florida or else where.

Bent Tree Community, Inc. has three major advantages over similar properties. The first advantage is that, in 1984, the Bent Tree property owners bought the amenities from the developer. We have no developer that has to make a profit. The second advantage is that Bent Tree Community, Inc. has operated in the "black" since 1984 and we owe no money and we do not borrow money. If we do not have the money to pay for whatever we want to do we wait until we have the money. Third, Bent Tree is a gated community.

Bent Tree Community, Inc. is governed by a nine member Board of Directors elected from the property owners. In other words, we govern ourselves. That is one reason our fee structure is as low as it is.

Even though there is no "developer" in Bent Tree to promote growth we still have a healthy 8% growth of new homes every year. This is fast enough to keep the community healthy but not so fast that our infrastructure is overloaded. There are currently 974 homes in Bent Tree with 35 homes under construction. We hope to cap-out at 1,700 homes. Our growth comes from the special advertisements that are run by the realtors and by word-of-mouth recommendations. We like it that way.

Bent Tree Community is only 60 miles north of Atlanta if you have family or friends you would like to visit there. Atlanta is close enough to visit the opera or other special programs there.

There are 55 miles of paved roads in Bent Tree.
